Depending on your project, current mortgage, and financial goals, a cash-out refinance or a home equity line of credit may help fund the improvements.

Cash-out refinance

Replaces your current mortgage with a new, larger loan. After paying off the existing mortgage and closing costs, you receive the remaining funds in cash. May fit: larger, defined projects when replacing the first mortgage makes financial sense.

HELOC

A home equity line of credit is a separate, revolving credit line secured by your home. You can borrow as needed during the draw period and generally pay interest only on the amount used. Rates are typically variable. May fit: projects completed in stages or homeowners who want to keep their current first mortgage.
